Buying Land

Customer: How did you get my contact information?

 

I-Land: We obtain our information from your county assessor's office, which is open to the public and available to anyone who requests it.

​

Customer: I have other land that I want to sell besides the one you sent an offer for.

​

I-Land: That's great! We're open to looking at any property you want to sell.

​

Customer: What do you plan on doing with the property?

​

I-Land: We may buy and build, buy and hold, or buy and sell. We wouldn't know which option fits best for us until we do our due diligence on your property.

​

Customer: How do you come up with your offer prices?

​

I-Land: Our offers are based on comparable properties in the area. We consider all the attributes a property may or may not have.

​

Customer: I feel my offer is too low; I would like a higher offer.

​

I-Land: We're sorry to hear that. Depending on the attributes of your property (such as road frontage, water, electric, septic, well, etc.), we may or may not be able to adjust the price.

​

Customer: How long would it take if I decide to move forward?

​

I-Land: All deals are closed using a reputable title company or attorney. The time it takes to close depends on how quickly the title company can run the title search and receive the title back. In many cases, we've seen it done in as little as 10 days.

​

Customer: I live in a different state from where my property is. How would I get paid?

​

I-Land: The title company or attorney would mail you any documentation that needs to be signed and notarized. They can also wire the funds to you or mail a check.

Selling Land

Customer: Is this real?

​

I-Land: Absolutely! This is completely verifiable with your county clerk's records.

​

Customer: Are you the owner?

​

I-Land: 95% of the properties listed on our site are owned by us. However, we do advertise some properties for other sellers. We will disclose whether we are the owner if asked.

​

Customer: Are there any liens or back taxes?

​

I-Land: If anything is owed or held against the property, it will be disclosed in the listing. However, we encourage everyone to do their own due diligence!

​

Customer: Why is it so cheap?

​

I-Land: We obtain properties at discounted prices, which allows us to pass the savings on to you, our valued customer!

​

Customer: I'm interested. Can you send me details?

​

I-Land: Everything we know about the property is listed in the property's description.

​

Customer: Do you offer seller financing?

​

I-Land: At this time, we do not offer seller financing.

 

Customer: I have cash! Can we meet in person?​

​

I-Land: Our company is based out of North Little Rock, AR. If you live in the general vicinity, it is possible. If you're in another state, meeting in person may be difficult. However, we have several other payment options.

​

Customer: Do you offer discounts?

​

I-Land: We advertise specials and discounts all year long. Additionally, we accept and review any and all offers.

​

Customer: How can I buy it, and when will I receive my deed?

​

I-Land: You can purchase the property with a debit or credit card at theilandstore.com. Click on the property you're buying, add it to the cart, and follow the instructions to complete the payment. Other payment options include personal checks, cashier's checks, bank wires, and money orders. Please view the "Accepted Payments" section at the end of the FAQ for further information.

Once payment is received, we'll need your first and last name (or business name) and address to prepare your deed. We will send you a photocopy of the prepared deed via email or text for your approval of the correct spelling and address. After you confirm the details are correct, we will mail the deed to the county where the property is located, and the county will mail you an updated deed reflecting you as the new owner. This process typically takes 3-4 weeks. If the property is closed using a title company, they will instruct you on what is needed to close.

Customer: I have a property I would like to sell. Would you be interested in buying it?

​

I-Land: Yes, we would love to take a look at what you have. You can email the details to

i-landstore@outlook.com. Please include the property's state, county, address, parcel number, asking price, and your contact information. If we are interested, we will get in touch with you. Potentially, we could have a check in your hand in 3-5 days!

Customer: Do you have anything else for sale in (XYZ) County or State?

​

I-Land: Everything we have for sale can be found on our site, www.theilandstore.com. Please subscribe to our page to receive updates on new inventory as it becomes available.

​

Customer: I don't see the property I wanted to buy a few days ago.

​

I-Land: If a property has sold, it will be marked "Sold", or removed from our site entirely. All available properties can always be found under the "For Sell" category.

​

Accepted Payments:

​

We accept credit, debit, personal checks, cashier's checks, money orders, and bank wires. Please allow 3-5 business days for checks to clear. Credit or debit payments can be made on our site at www.theilandstore.com. For bank wire instructions, please email i-landstore@outlook.com. Checks can be made out and addressed to:
